Parc Eirin

Nicola-Crocker
Fund Manager

Parc Eirin is a 114 housing development near Tonyrefail, supported by more than £24 million in investment and grant funding from the Development Bank of Wales and the Welsh Government.

Work on Parc Eirin, which is expected to complete by late 2027, is led by Parc Eirin Developments – part of the Tirion group – with construction carried out by contractors Morganstone.

The project is backed by £17.5 million from the Development Bank – its largest ever investment -  and £7 million from the Welsh Government, including £3.6 million from the Low Carbon Fund and £3.9 million from the Modern Methods of Construction Fund.

All 114 homes at Parc Eirin will achieve an EPC A-rating and include energy-saving features such as solar panels, communal battery storage and ground source heat pumps. There will be 81 two and three-bedroom homes along with 33 one-bedroom flats split for sale and rent across the open market and social rentals.

Supporting Wales’ property sector

We work with developers throughout Wales, providing short-term residential, mixed-use, and commercial property development finance. The property and construction industry is a key driver of our economy in Wales. Our property team is here to support small and medium-sized developers like Tirion Homes, helping them to bring forward sites like this that will create much-needed homes for local people that are sustainable and energy efficient.

The Development Bank provides short-term residential, mixed-use, and commercial property development finance from £150,000 to £10 million from a range of funds including the Wales Commercial Property Fund, Wales Residential Property Fund and Green Development Incentive.

“Proud to support this project”

Work on the project was carried out by Nicola Crocker, Property Fund Manager, and Karl Jones, Senior Property Development Executive.

Nicola Crocker, Fund Manager for Property at the Development Bank of Wales said: “We’re delighted to be working with the team at Parc Eirin to support this project with our largest ever investment.

“It has been a team effort, and we are grateful to everyone involved, including legal advisers Hugh James, monitoring surveyors Watts Group and contractors Morganstone.

“We’re proud to support a project where homes will be built with sustainability and energy efficiency in mind and will be supplied across mixed markets, providing affordable homes and social rents in the area.”
